Moss and Lichen on Shingles
A different animal than typical black streaking
Short of a hurricane, a lightning strike, or a tornado,..Moss and lichen are likely the worse thing that nature can do to a roof. This type of physical growth happens due to shade and moisture. And the more there is the faster it grows,..and the faster it grows the more there is. Which as you can see results in an ugly cycle, and an ugly roof.
We have done numerous roofs with this type of growth, and there is a couple different ways it can be handled. Sometimes it can be sprayed with our shingle approved product and then lightly rinsed and the growth comes off fairly easily. Other times when the moss and especially lichen is rooted into the shingle it is not advised to remove it if it doesn't want to release easily.
Forced removal of moss and lichen can result in dislodged granules from your shingles. The granules on shingles are there for more than appearance,..the main purpose of them is to provide protection to the underlayment of the shingles. The granules reflect the Suns UV rays.
When you have a roof with extensive rooted in growth there isn't alot of choices for removing it responsibly. In fact there's really only one choice,..we spray it and kill the growth,..rinse what will come off easily and then all you can do is wait for the rest of the growth to fall away naturally. Depending on the amount of growth this can take a couple weeks to several months. But once the growth is dead,..it WILL fall away,..just gotta be patient.
Unless treated it will not stop growing. Some think the cold weather should kill the moss and lichen,..but it's easy to see that the Winter months do nothing to deter the growth of moss and lichen on your roof.
I do my best to give you instant results,It takes a stronger than usual roof mix, which brings along more cost in material and also more diligent care has to be taken, so these jobs usually cost more to the customer, as compared to the basic black streaks we often see. But, each job is evaluated upon site. Even with a stronger mix, instant results aren't always possible,..much depends on the age of the roof, access, etc, etc..
Although I've evaluated alot of these moss and lichen covered shingles, I sometimes still can't be sure the condition of the roof until I start the work. Evaluation goes only so far,..but I do my best to thoroughly evaluate what you're going to get.,..for your benefit and mine.
